In June 2025, a flat was sold in a long-troubled building — the first successful sale in over 18 months. That same month, the managing agent issued a single, irregular service charge demand to one leaseholder of another flat in building. It was the only demand issued all year. It was never followed up. This leaseholder was a whistleblower of serious issues with the building and Oakley Property.

That leaseholder last paid anything on 3 October 2024, with £900 still outstanding. Today marks 354 days of silence from the agent. No arrears letters. No recovery process. No communication. Likely now over 6k outstanding.

The timing of the June demand — right as the flat was sold — suggests it was not a genuine financial action, but a cosmetic move to give the illusion of normal building management.

Under the Fraud Act 2006, false representations intended to secure gain can constitute criminal fraud. Issuing a demand with no intent to follow through, right before a sale, may qualify — especially if it influenced the transaction or misled mortgage lenders.

No questions. No oversight. Just a sale completed under false impressions.

Update 4: Aston Vaughan added a sale advert on Rightmove for a property in the building on 24 September 2025, after being copied into multiple emails throughout the year. Knight & Knoxley — also notified on numerous occasions — reduced the price of a listed property on 25 September 2025.
