For the avoidance of doubt, that message included:

  • A request for all correspondence from *** (removed) relating to your investigation into Goode Plumbing,
  • A request for your commentary on each of those emails, including whether you believe your responses were adequate,
  • A request for your answers to 20 prepared questions,
  • A request for a document outlining the responsibilities of your franchisees,
  • And a notice that failure to comply would be treated as part of a broader pattern of negligent risk management, with Winkworth and Aston Vaughan flagged accordingly in an ongoing campaign for elevated due diligence.

Please be advised that we are currently preparing publication materials and your current posture—specifically the deliberate omission of the original message and failure to engage with any of the points raised—will be noted explicitly as part of a section examining institutional evasion, concealment tactics, and reputational risk.

I am writing to formally request a copy of Winkworth’s internal compliance protocols and documentation relating to the identification and disclosure of material information throughout the entire property marketing process—not just at the point of listing.  We have already tried calling branches to get this documentation but it was refused.  If you could forward this email to the appropriate person in Winkworth from an overall Winkworth franchise portfolio perspective and for Hove Winkworth.

This request specifically relates to obligations under the Consumer Protection from Unfair Trading Regulations 2008 (CPRs) and the updated guidance from the National Trading Standards Estate and Letting Agency Team (NTSELAT) regarding the provision of material information to prospective buyers.

We are aware of listings currently being marketed by Winkworth where serious concerns regarding property management and building-level risks are not being disclosed to buyers. As such, we are seeking to understand:

  • What internal documentation or checklists Winkworth uses to assess and disclose material information during marketing;
  • Whether there is a central compliance framework enforced across branches;
  • How Winkworth ensures compliance with CPRs and NTSELAT guidance during the sales process.

Please treat this as a formal request for your current internal compliance materials in this area. If you believe this should be handled by another individual or department, kindly forward accordingly and confirm.

We will now be contacting your professional indemnity insurer to confirm whether ongoing practices fall within your coverage, given the potential for risk suppression and failure to disclose material issues.

Please confirm who your current professional indemnity insurer is.
